Buying

Buying a home is one of, if not, the most expensive purchases you will make in your life. It is a real estate fact that people who choose to make such purchases without the guidance and knowledge of a professional realtor often overpay or regret their decision to purchase a particular property. A professional realtor that represents a buyer's best interest is known as a buyer's representative. A buyer's representative will provide advice and information to help buyers make informed decisions about the "right" price. A buyer's representative will also ensure that the many terms of a sales contract are to the buyer's advantage and will assist to negotiate the buyer's best deal.

Your buyer's representative is legally obligated to promote and protect your best interests as they would their own. Your buyer's representative, by law, must protect your negotiating position at all times and disclose all known facts which may affect or influence your decision. Your buyer's representative has a legal obligation to keep your confidences and to obey all your lawful instructions. Also, your representative must exercise reasonable care and skill in performing all assigned duties and account for all monies and property placed in their hands while acting for you.

A buyer's representative has access to all listing information on all properties for sale, even other realtor's listings, and will set up appointments, on your behalf, to see any homes that may interest you. A buyer's representative can help you analyze your financial situation to determine how much you can afford and even assist you in arranging some of the best financing options. A professional realtor working on your behalf as a buyer's representative can make your purchasing experience enjoyable, educational and may even save you thousands of dollars.

  • Q. How much does this stress, time and money saving representation cost?
  • A. Nothing, your buyer's representative will be paid by the listing brokerage who will split their commission. (There are some rare exceptions to this rule when a buyer and a buyer's representative have entered into a pre-arranged agreement to pay a bonus upon closing. Discuss this with your representative for more information.)

Can you afford not to have a realtor representing you? Most people can not and why would they not want representation? Remember, this skillful representation is almost always free.

To Buy or Not To Buy

Owning your own home has never been more affordable than it is right now. With Canada's current low interest rates and stable housing prices, mortgage rates are at record lows. Getting a mortgage has never been easier. For as low as 5% down, or even zero dollars down, you can afford to buy. In most cases, owning your home won't cost you much more than what you may already be spending on rent, and sometimes, it may even be less. Best of all, you will be making an investment in your own future and not your landlord's.
